Extra Space Grayslake is an 800-unit, ground-up Class-A self-storage development in the growing and affluent Chicago suburb of Grayslake. The location fronts Illinois Route 120, a major east-west corridor through Chicago’s northwest suburbs. The submarket offers high barriers to entry, strong comparable rents, and an aging competitive set. The project will feature an “into the hill” design with two loading bays on each floor for drive-thru loading—which is very desirable in the cold Chicago winters and eliminates the need for an elevator. The project commenced construction in July 2025 and has an anticipated completion of October 2026. Once complete, the facility will be managed by Extra Space Storage (NYSE: EXR), a REIT that is the largest operator of self-storage in the United States with 4,000+ locations.
